NOTICE OF SCOPING MEETING
SUBJECT: Scoping Meeting for Environmental Impact Report
Kensington Assisted Living Facility
PROJECT ADDRESS: 320 Knob Hill Avenue, Redondo Beach
Pursuant to the California Environmental Quality Act (CEQA) Guidelines Section 15082(c)(1), the City of Redondo Beach, as the Lead Agency, will prepare an Environmental Impact Report (EIR) for the Kensington Assisted Living Facility project. Your agency may need to use the EIR prepared by the City when considering permits or other approvals associated with the project and your comments on the environmental scope of the EIR are requested. If you are not a public agency with any statutory responsibility concerning this project, your comments on the environmental scope of the EIR are requested so that the EIR may be prepared in light of the concerns of the community and surrounding areas.
Project Description: The project consists of the construction of a two-story building totaling approximately 80,000 gross square feet containing a 96-suite assisted living facility located at southwest corner of Pacific Coast Highway at Knob Hill Avenue. Also included is an existing one-story 2,600 square foot building. Of the 96 suites, 89 would range in size from approximately 325 square feet to 625 square feet and would include one or two sleeping areas. Seven suites will be designed especially for couples and will range from 600 square feet to 1,200 square feet. Each suite consists of a bedroom area, sitting area, and bathroom (with sink, shower, and toilet); some suites will have a compact refrigerator and microwave but no cooking facilities are provided because meals are served in the common dining area. Full kitchens will only be provided in the seven larger suites. The project includes a Land Use/Zoning Map Amendment to allow residential care facilities south of Knob Hill Avenue and fronting Pacific Coast Highway.
Your presence is requested at the scoping meeting to be held on December 12, 2013 at 6:00 p.m. at the Southwest SELPA Knob Hill Auditorium located at 320 Knob Hill Avenue, Redondo Beach, California 90277. Please note that if you cannot attend the scoping meeting you will have the opportunity to provide written comments during the 30-day circulation of the Notice of Preparation of an Environmental Impact Report (NOP) and Initial Study.
